Over the weekend I took some time to sort through the junk in the basement and found some unexpected surprises. So far I've got 2 shovels, a hoe, a ladder, 8 tubes of unused caulking, a box full of bathroom fixtures, some hinges, a hose, a couple boxes of old hardwood flooring, around 10 buckets, a space heater, a flood light, a 20 lb wrench, some old buckets of paint, 7-8 spare panes of glass, and a couple piles of either PVC pipe, wood, copper pipe, iron pipe, and bricks. I'm only partially through things, but I got most of the cobwebs so that I can start to make sense of the wiring and plumbing on the ceiling. It's looking less like a dungeon now. I noticed that a lot of the plumbing needs to be better supported and that there are a lot of wires and pipes not being used anymore, which will need to come out eventually. I want to figure out the way the building is currently laid out so that I can get a sense of what it will take to change and upgrade the systems down the road. It's looking like a lot of it will need to be reworked and that the hot water heater is probably too small for the entire building.
Tomorrow is my first time collecting rent and I'll finally start to get reimbursed for all the expenses that I'm taking on. Wish me luck...
