I've spent the last month turning over 205 #3 and I'll have a more pictures of the finished apartment soon. I'm touching up the trim and a couple other odds and ends still. It's turning out great and will be available for rent for $700 for the entire 2 bedroom unit very soon. October 1st was probably a little bit too optimistic.
As part of upgrading the unit, I had a new plumber (Robert Jones Plumbing and I highly recommend them) come and change out the tub spouts so that I can attach shower hoses to them instead of tearing up the wall to install new showers. In the process I had him look over my basement system and what do you know they found an issue that both the home inspectors and first plumber had missed: MY HOT WATER HEATER WAS HOOKED UP BACKWARDS!
Needless to say I'll be sending part of my plumbing bill to the home inspectors for not catching that now very obvious problem. I was informed that when the first tank of hot water was emptied that the new cold water entering the tank was being put into the top of the tank instead of the bottom next to the burner. So it was drawing the water from the bottom of the tank and pulling the coldest water in the hot water tank instead of the hottest to the faucets.
I noticed a huge different in water temperature immediately after the fix, and this should make upgrading my building's capacity a less pressing need now.

Basically they just swapped the pipes at the top of the hot water heater that go into the tank.
