The end of an era

In addition to all the tunnel digging and fence building this weekend, I also helped one of my tenants move out of 205 #3. It was the tenant that had been a pain in my ass with paying rent on time. In the 7-ish months that I've owned the building, she was late with her rent payment 3 times and was a constant chore to track down, so when she asked to renew her term I said "No Way". First rule of renting from me is pay your rent on time and in full, and she had broken it. Truth be told, I felt bad for her and since I had inherited her as a tenant. I was more lenient than I should have been, but new tenants mean a new tone can be set.

Not surprisingly, she took 2 extra days to move out fully, but it was worth it because she actually cleaned very well. Looking at what is left to do to fix things up for he next tenant, it doesn't seem like much. I'll probably paint a couple rooms and touch up others. Clean the carpets, range, counters, and bathtub better. Replace a few outlet covers. And really the only big thing will be getting the plumber to come and put a new tub spout on so that I can attach a handheld shower head with hose. I hope to have all these things done by the 15th and begin marketing it then. Hopefully I can get a new tenant moved in by October 1st at higher market rent. Looking around at the listing nearby, I'm thinking $600 minimum for this 2 bedroom that has some slight city views out the back, but I might list it at either $700 or $650. Still deciding, but tell your friends that it's coming soon.
